Hi, I’m Anthony, my wife and I have a little baby who was the mitigating factor for us to be looking to sell and move onto the next property with a bit of space for her to run around outside.
Looking around we looked at a number of different agencies looking at what there offerings were, looking at there commission rates but also very much looking at the way they ran there campaigns.
And what we found was really different when we decided to go with Ozway was really there approach and that’s really what got us sold.
The other agency, being a larger agency, uses print media as one of the driving forces, primarily, I think to promote their own businesses as opposed to promoting my property. And we ended up spending about $6,000 on the campaign with no results and as we spoke about before no real offers.
Where with Ozway they came through with a much more favorable quote.
Ozway Realty identified 49 new purchasers who never knew our property was on the market, which just shows you how inadequate the previous campaign was, and those 49 buyers were all pre-qualified and ultimately how we ended up getting the result that we got because we knew these people coming through were ready to buy and Ozway Realty worked really well with these people to ultimately get the result that we were looking for.
And for a much lower cost as opposed to what we had spent before.
How they went about marketing the property and also Pre-qualifying all the purchasers.
What we found with other agents that we dealt with in the past, they just had open for inspections, there was no pre-qualifying of any buyers, people would come through, we wouldn’t know who was coming through, if they were tyre-kickers or interested parties.
So we went through a large process with the first agency which took many, many hours of preparing the unit for the opens, at the end of the open for inspection we would have no luck, no feedback, where as with Ozway it was so different.
We knew when we got a call that it was going to be an open that day, they gave me a list, they said we’re going to have people coming through that are ready to buy if they like what they see, and it was a very, very different way of approaching the whole sales campaign.
After the inspection I would get a phone call straightaway, to give a run down of who saw it, what they thought, what the comments were, you know, what other properties they were looking at.
So really from our perspective throughout the campaign we knew exactly where we stood, really throughout the whole process. Getting to the end when the offers were coming through, the management of the offers was very, very professional down to the end.
In the end it is all about finishing and closing the deal.
Barry: did you get any offers from the previous agent you had it with?
Anthony: yeah we did, I mean that was the other thing, we had nothing on paper, so you know, he threw some numbers out at us but nothing was in the vicinity that we wanted, so I just kept saying, listen, not interested, not interested, not interested.
But I think the most important thing with the approach that Ozway took was that they actually brought me written offers and that is the basis for any negotiation is getting something in paper.
So again, that was really important for us to see something in writing because a verbal offer is not worth the paper it is written on.
Barry: What would you say the two or three main differences you see that Ozway offering that you didn’t see the other agents offering in the marketplace Anthony?
Anthony: Ok, I think,
+ The way the property is presented on the Internet.
So, firstly for me, when I went through the presentation initially and saw the way it was presented with some others examples, that’s what really drew me in because the whole idea of capturing the details of any prospective purchaser was quite intriguing to me in terms of once they ring you could have a conversation because all the other properties, all the Information is there and you don’t know who is looking at your property.
Whereas with Ozway they give enough information where it brings the potential purchaser in but then allows the agent then to have a discussion and really give them the opportunity to sell the property. Which to me is so much more of a stronger selling point than just having all the information on the Internet and people look at it and it may have been the right property for them but they just glance it and move on.
So this is definitely the way to have a web that captures all potential purchasers.
+ The other Important thing as well is what I alluded to before was the fact that all purchasers are pre-qualified
To me, having a young family, and the effort it takes to put the property ready for an open for inspection, you knew that people who were coming through were actually actual buyers and not people who were wanting to fill their Saturday morning because they had nothing else to do.
+ After each open for inspection it was a very, very good update as well as an overview of who came through, what they were about what they thought about the property, what other properties they were looking at.
So, those three were probably the main factors for me and just ultimately the overall professional attitude that they took throughout the campaign.
Again a better return on investment for us.
