This quiet and bright resort-style hideaway was on the market for just 16 days before it sold for $770,000. Buyer interest was high, with 76 enquiries resulting in 2 offers. The sale price represented a substantial 22% appreciation over the three years from when the owners purchased it for $630,000 in 2014.
Ozway Realty Director Barry Liddle says the property was tenanted, and although the townhouse-style home was kept neat and tidy, it lacked a ‘real home’ feel. “As part of our service to the client, we arranged to have the spacious, bright, north facing home styled and presented exceptionally, to create the ‘wow’ factor when buyers walked in,” Barry explains.
He adds that there was a development site across the road, which may have provided uncertainty to potential buyers and distracted from the top-quality finish of the apartment. To counter this, he advised the owners to plant mature palm trees across the view of the development, to create a resort-like feel. “This worked very well and drove up buyer interest,” he says.
There are a number of top-class features on the 130 square metre property, which helped realise the healthy return on investment for the owners. This included high ceilings, European oak timber flooring and a large gourmet kitchen with quality stone bench tops, stainless steel appliances, a gas cooktop and breakfast bar.
